ACCESS STATEMENT FOR HEACHAM HOUSE
Introduction
We aim to cater for the needs of all our guests, in our family owned, three bedroom bed and breakfast. Heacham House is a modernised Victorian building with many Victorian features. It is a three storey building with all guest rooms located on the first floor. Access to the first floor is by one flight of stairs and therefore may not be suitable for wheelchair users. Guests who may have difficulty walking will receive assistance if required. The house is located in a central part of Heacham and can be accessed easily by bus from King's Lynn and Hunstanton.

There is a bus stop just around the corner from the house in Poplar Avenue (2 minutes walk) for journeys to Hunstanton and villages south to King's Lynn.
There are a few local taxi firms which we are able to book on your behalf with plenty of advanced notice.

Arrival & Car Parking Facilities
There is ample free parking in bays off the roadway opposite the house alongside the duck pond.
We offer assistance with luggage if requested.
There is a selection of shops, including a pharmacy, in the village. Tesco Express is open from 6 am to 11 pm and is located 0.5 mile from the house.
Front Entrance & Reception
The Front Entrance is not suitable for wheelchair users. There is a gate 84cm wide and a step up from the road (24cm high by 133cm deep) and a further step onto the path (18cm high) with a final step up to the front door (18cm high). There is a shallow ledge on the threshold and the front door is 89cm wide. The door is opened by a yale key which is issued on registration. From the inside, the door requires the lever to be turned and the door pulled as there is a ball catch in operation.
The hall flooring consists of a large coir inset door mat and travertine limestone tiles. 
Public Areas - General (Internal)
  • The hallway and landing are well lit. The flooring consists of travertine limestone tiles on the ground floor and sisal carpeting on the stairs and upstairs landing.
  • The breakfast room/guest lounge is on the ground floor, door gap of 76 cm and is carpeted with sisal flooring. 
Breakfast Room/Guest Lounge
  • There is movable seating throughout. The dining chairs are without arms
  • There are two easy chairs, both with arms one a wooden framed chair with large seat cushion, the other a fully upholstered arm chair
  • Table clearance height 63cm and width 78cm
  • Dining room tables are laid with white table linen and or embroidered table linen
  • Menus are provided in Verdana size 14 font; if you require a larger print please ask.
Stairs to first floor
  • Sisal flooring on stairs to first floor
  • Consist of 15 treads 72cm wide x 25cm deep x 19cm high.
  • A banister runs up the stairs on the right.
Bedrooms
  • All bedrooms have a door gap of 76cm.
  • Bedding in all rooms consists of Egyptian cotton sheets and pillowcases, cotton bedspreads and one goose down pillow and one hypoallergenic pillow (all synthetic pillows are available on request).
  • Bedroom 3 : Tartan Room has hollowfibre duvets in duvet covers in addition to Egyptian cotton top and bottom sheets; the two king sized rooms have 100% cotton blankets. If you prefer duvets/blankets please ask at time of booking.
  • Bedroom 1 : Ivory measures 4.34m into bay x 3.66m and contains a king sized bed, wardrobe, bedside tables, chest of drawers, dressing table and two upholstered upright chairs. Lighting is by ceiling light, supplemented by two bedside lamps and a standard lamp. The flooring is sisal. The En-suite has a door gap of 72cm. The shower cubical is 121cm x 73cm with a small step up into it. The W.C. has a concealed cistern and a height of 39cm and there is a cloakroom style corner basin. The floor is covered in ceramic tiles.
  •  Bedroom 2 : Platinum measures 4.34m into bay x 3.66m and contains a king sized bed, wardrobe, bedside tables, chest of drawers, dressing table, an upholstered upright chair and a mini chaise lounge. Lighting is by ceiling light, supplemented by two bedside lamps and a standard lamp. The flooring is sisal. The en-suite has a corner shower cubical 83cmx83cmx 97cm across the diagonal. The W.C. has a concealed cistern and a height of 39cm and there is a full size basin. The floor is covered in ceramic tiles
  • Bedroom 3 : Tartan measures 3.66m x 3.10m and contains twin 90 cm wide beds, built in linen press style wardrobe, pedestal dressing table and bedside tables. There is one upholstered upright chair. Lighting is by ceiling light, two bedside lamps and an additional lamp on the dressing table. The flooring is 80/20% wool twist carpet. The private bathroom is directly across the landing and has a door gap of 76cm. It measures 2.69m x 1.75m. The lock is operated with the same key as the bedroom. It has a heated towel rail, full sized basin, W.C. has a height of 39cm. The bath is 166cm x73cm and is double ended with taps located in the wall. There is a shower over the bath with a curtain on a curved rail. The floor is of travertine limestone with additional under floor heating available during colder months.
Grounds and Gardens
​During the warmer months garden chairs are made available in the front garden overlooking the duck pond. There is a bench alongside the duck pond directly opposite the house. You are welcome to take hot drinks across and enjoy this open space.
Additional information
  • We do not permit smoking in any part of the house. Smoking is permitted in the front garden
  • Assistance dogs can be accommodated. Please enquire when booking
  • The house is centrally heated and double glazed throughout
  • Free WiFi throughout. This service is provided for general internet browsing and email only. No downloading of large media files please
  • A small fridge is provided in the breakfast room for guests to store drinks and medication etc. If you would prefer not to leave items in a public area please request space in the owner's fridge.
  • There is a fire extinguisher on the first floor landing
  • In the event of fire a loud high pitched noise will sound, the evacuation exit is the main entrance to the property
  • A Fire Risk Assessment has been completed and can be viewed upon request
  • We cater for guests with specific dietary requirements; please let us know at the time of booking
  • Mobile phone signals are normally good in the property
  • Rebecca holds a level 2 Food Hygiene Certificate and the B&B holds the highest 5 Food Hygiene rating.
